When considering the building of a porch at your property, it is vital that you know whether the building requires planning permission. Without the relevant planning permission, you could find yourself in deep water with local authorities. Here, we run through some of the things you need to consider when planning the building of a porch at your home:
Taking measurements
To calculate whether or not your porch building project does, there are three important measurements to take into consideration. These are as follows:
- the ground floor area of the proposed porch
- its height
- the distance from the boundary and highway
When do I need planning permission?
Looking into these measurements in greater detail, you yourself can discover if your porch would need planning permission. You will require planning permission if:
- the porch would have a ground area of more than 3 square metres (the ground area is measured externally)
- the porch’s height would be higher than 3m above ground level – porch height needs to be measured in the same way as it would for a house extension
- the porch is to be less than 2 metres away from the boundary of a dwelling house with a highway – this includes all public roads, bridleways, byways and footpaths
